Calculators and decision aids

Financial tools

Use calculators to frame questions, not to replace advice. Tax law, product terms, interest rates, and personal facts have an irritating habit of making tidy online answers incomplete.

Working calculators

Three quick models for common questions.

Change any field and the estimate updates immediately. The arithmetic is useful; the assumptions still need inspection.

Loan payment

Savings projection

Capitalization rate

Model limitations: Loan estimates exclude taxes, insurance, fees, points, mortgage insurance, and changing rates. Savings projections are not guarantees. Cap rates do not replace property-level due diligence.

Use with judgment

What calculators cannot see.

Tax interaction

A payment estimate cannot tell you how basis, deductions, credits, entity choice, or timing changes the result.

Household priorities

A model does not know which goals are essential, which are flexible, or which risks keep you awake.

Real property context

Location, condition, financing, zoning, development constraints, and transaction structure matter beyond the monthly payment.

Important: These topics are educational prompts, not individualized financial, tax, legal, insurance, or investment advice.
